Our standards are extremely high - we offer only quality properties and demand high standards from our landlords. You will find that our properties are nicely decorated, well maintained and "clean". Our strict codes of practice will ensure that any essential repairs are dealt with swiftly without delay and since we have our own in-house Maintenance Division we are one of the few agents able to provide the tenants of our "managed" properties with a 24 hour - 365 day a year "emergency call out service".
In this day and age where "time is money", we appreciate that it may be necessary to conduct accompanied viewings in the evenings or at weekend. We will endeavour to arrange viewing appointments at a time convenient to you wherever possible.
Once you have found a suitable property you will be asked to complete a "Tenant Assessment Questionnaire". The information provided will enable us to take up references to confirm that you are a suitable candidate for a tenancy. There is an administration fee payable. The forms are processed as quickly as possible and references are generally obtained within four working days.
Upon receipt of satisfactory references, we will then request the deposit monies to cover the landlord in respect of loss, breakages and dilapidations that is usually equal to one months rent and the equivalent of one month's rent in advance.
The legal documentation in respect of the tenancy will then be prepared will include an "Inventory" of all contents, fixtures and fittings. You will be supplied with a copy of all documentation for future reference. Our properties are let on "Assured Shorthold Tenancies" and usually for a term of 6 or 12 months.

On the day you move into the property, we will prepare a Schedule of Condition which is a detailed report on it's condition at the time of occupation. This guards against any disputes between landlords and tenants in relation to any historical damage for which the new tenants cannot be held responsible. A full inventory will also be taken.
Strict regulations are now in force in relation to safety standards for furniture and furnishings, gas appliances and electrical equipment and installations. With effect from 1st March 1993 it became mandatory that Furniture & soft furnishings comply with the Fire and Furnishings Safety Regulations 1988. Gas and electrical appliances need to be checked by approved contractors annually. You should be supplied with a copy of a valid Landlords Gas Safety Certificate upon occupation of any rented property if it has a gas supply.
